Soleil Tower Condo
Soleil will be constructed in two phases: phase one is
construction of the parking pedestal behind the existing
3050 office tower and phase two is construction of the
tower and its parking pedestal.
Soleil Tower at 3100 Biscayne Bay faces the bay and is
located on the west side of Biscayne Blvd. The ground
floor of the tower contains in addition to building
service areas, a restaurant and retail space. The ground
floor lobby contains a grand staircase that leads to the
residents lobby on the second floor. On this floor the
lines U-1, U-2 and U-5 of residences also begin.
The U-1 line contains 38, 1,236 sq. ft. 2BD/2BH plus den
units. There is one per level on levels 2-6 and 8-40. It
has two terraces, one facing east and north and the
other facing west.
The U-2 line has 38, 1,049 sq. ft. 1BD/2BH plus den
units. There is one per level on levels 2-6and levels
8-40. There is one east facing terrace.
The U-3 line contains 31, 1,301 sq. ft., 3BD/2.5BH units
which start on level 3, above the two-story lobby, and
continues to level 5. It is replaced on level 6 by the
pool equipment room. Level seven has no units; it is
dedicated to amenities. This unit starts again on the
11th level above the 4-story view corridor which extends
from level 7 to level 10. These units are flow through
from level 11 to level 38. There are terraces on both
east and west.
The U-4 line is comprised of 30, 1,300 sq. ft. 2bD/2,5BH
units which follow the same pattern in the tower as line
U-3. However, these units end on level 37.
The U-5 line contains 34, 1,561 sq. ft. 2BD/3BH plus den
units. These are the largest units in the tower. There
is one per level on levels 2-6 and levels 8-36. There is
one east facing terrace and there are south views
starting at level 11 above the existing office tower
next door.
The U-6 line contains 33, 942 sq. ft, 1BD/1.5BH units
which start on level 3 sitting above 31st street and
continue to level 6, and then starts again on level
8until level 36. The terrace faces east and south and
like U-5 there are south views starting at level 11.
The U-7 line has 29, 1,528 sq. ft., 3 BD/3BH units which
start on level 8 and continue to level 36. This unit has
an all glass entry foyer facing north and west and 2
terraces, one facing east and south and the other facing
west.
On level 37 lines U-6 and U-7 stop as well as line U5
which is replaced by 2-story PH-1, a 2,544 sq. ft., and
3BD/3.5BH unit.
On level 38, PH-2, a 2-story 3BD/3.5BH, 2,251 sq. ft.
unit replaces line U-4. On level 39, 2-story 3BD/3.5BH
plus den PH-3 of 2,287 sq. ft. replaces line U-3. The
final penthouse PH-4, a 2 story 3BD/4.5BH plus den unit
of 3,976 sq. ft., replaces lines U-1 and U-2.
There are 2 sets of elevators servicing the tower. The
north set comprised of 2 passenger elevators and 1
service elevator, services lines U-1, U-2, U3 and PH-4
only. The south set with 2 passenger elevators and 1
service elevator services lines U-4, U-5, U-6, U-7, PH-1
PH-2, and PH-3 only.
Parking Pedestals
The development contains two parking pedestals: a 6
level tower pedestal connected to the residents tower
and a 5 level structure located behind the existing
office tower at 3050 Biscayne. The parking structure
that connects to the tower contains 46 spaces for retail
and 475 spaces for residents. The entrance for users of
retail parking is on 31st Street. Residents will enter
the parking pedestal from the north on 32nd Street and
proceed to the second floor where residential parking
begins. There is also a Porte- Cochere pick-up and
drop-off on this level. Each of the 5 residential
parking levels has 2 covered bridges connecting to both
sets of elevator lobbies. The 5 level office parking
pedestal contains 285 spaces and is accessed from both
N.E. 2nd Ave. and 31st Street. On N.E. 2nd Ave., the
tower parking pedestal is flanked by a ground level of
retail and 7 additional levels of residences. The 2
parking pedestals are adjoined on level 2 by unit F-5
which sits on level 2 directly above 31st Street. On
level 3 the rest of the tower pedestal meets the office
pedestal and passes over 31st Street. Finally, when the
tower pedestal ends at level 6 and the office pedestal
ends at level 5, their two adjoined rooftops form the
amenities deck, level 7. Also on level seven the tower
itself adjoins the office parking pedestal and
completely passes above 31st Street allowing for unit
line 7 to begin on level 8.
Flanking the parking pedestal on the west side and
facing N.E. 2nd Ave. on the ground level is 5,354 sq.
ft. of retail space. The 2nd level contains 8
residential flats (see the matrix for unit details).
Residents access these units either by the ground level
elevator lobby located at the north corner or by
entering from the residents parking garage and
proceeding to an inside corridor.
On the 3rd floor starts a series of 2-story town homes
with double height living spaces. See the matrix for the
town home types. There is one of each TH type on each
level. The exceptions are TH-2 which had 3 per level,
TH-3 which has 2 per level but does not exist on level 7
and TH-7 which only exists on level 7 on the north and
south sides of the Sunset Swimming Pool. There are 18 of
these 2-story THs. Remember TH-6 is slightly modified on
level 7 and TH-7s do not have double height living
areas. All THs on the 7th level have terraces flanking
the amenities deck. If residents use the N.E. 2nd Ave
entrance they must walk outside on to the amenities deck
to access their 7th level residences.
